DEVELOPMENT PROPOSAL

It is important to note that we are still shaping 890 CoOp.  Your input is important!  As part of due diligence for purchasing the parcel, a team consisting of Otto Condon of ZGF Architects and Dave Alden helped us shape a development concept that we’re super excited about. As currently envisioned, the concept will consist of three buildings of 2 and 3 stories, built of a variety of construction materials.

Facing West Payran Street will be ground floor retail and CoOp commons.  We would like the retail to have large windows allowing the display of artworks, artisan crafts or a view to the interior of a retail or service business.  We would love for these spaces to be populated by artists and entrepreneurs and are hopeful that the cooperative housing concept will attract creative people from within Petaluma to join us. CoOp commons will consist of a large kitchen; flexible communal space that can be used as a dining, entertainment, and co-working; and exercise room.  There are accessible residential flats on the floor above and an accessible rooftop garden on the roof.

The ground floor fronting Petaluma Boulevard North will consist of a retail space, above which will be townhouses.  Our dream is to eventually populate at least part of this space with an artisan cidery using Gravenstein apples.  The roof of will contain solar panels.

The final building will be located behind the buildings facing onto Payran Street and Petaluma Boulevard.  it will contain workshops for use by residents, storage and a solar-covered roof.

Also within the block, the covered parking across from Ambrosia Restaurant will be retained to reduce waste from demolition and solar panels will be added to the roof.

June 2021 Update - Our initial vision was to use pre-fabricated construction methods to reduce environmental impacts and decrease the construction duration.  We are still hopeful about these opportunities.

It is our intent to build 890 CoOp as sustainably as possible including use of green and efficient building materials; production of energy onsite with solar; and use of living roofs to catch water and manage stormwater run-off. 

It is our intent that vehicle ownership at 890 CoOp is limited.  The site will contain 11 on-site parking spaces, including one van-accessible space.  We are intending to create six new on-street parking spaces on the frontage of Payran Street and initial indications from the City are that this is feasible along with retaining the bike lane.  We will be diligent about advising our residents not to use the parking of nearby businesses.
