890 CoOp, located at 890 Petaluma Boulevard North, will be a multi-generational cooperative housing complex.  Dawn Haagstad and Matthew Ridgway are the owners and expect to rent or sell units to family and friends, including parents and adult children.  As currently envisioned, 890 CoOp will contain seven dwelling units ranging in size from small flats to modest townhomes.  All of the units are modest by American housing standards and all are intended to be market rate affordable while also complying with Petaluma’s inclusionary housing requirement.

Cooperative housing, also sometimes referred to as intentional housing or co-housing, is a type of housing where individuals have both their private space and common areas that are shared.  It is common that chores such as maintenance of common areas, tending gardens, cooking meals, childcare, running errands, etc. are shared amongst residents.  In addition to the health benefits of having close connections, cooperative housing is more affordable and environmentally sensitive.

Multi-generational housing allows family members in different stages of life to support one another: allowing aging parents to live independently; enabling young parents to have on-site childcare; creating safety nets and support systems for unexpected challenges; and building stronger family bonds and closer connections to friends.

affordability

Market rate affordable refers to housing that is constructed as efficiently as possible such that units are rented or sold at values that prioritize affordability over profit.  Private space is small for the most affordable units; building operating costs are also small as residents share responsibilities for maintenance and operations.  In addition to building with the intent of affordability, 890 CoOp will also comply with the City’s inclusionary housing requirements, which require two of the units meet with County’s standard for affordability.
